Public Hearing

September 27, 2022

Trustee William Rofkar called the Public Hearing to order on Tuesday, September 27, at 5:30 p.m. in the conference room of the administration building located at 4822 E. Cemetery Road.

In attendance were: Diane Belden, Matt Montowski, William Rofkar, Karen Shaw,
Hanne Boger, Jane Lampe, Joan Windnagel, Paul Leidorf, Stephen Toth, and Randy Riedmaier

William Rofkar introduced application #157833 a request submitted by Hanne Boger to rezone approximately 1.408 acres from “A” Residential Low Density to “R-1” Residential.

Matt Montowski recused himself from the proceedings and left the room.

William Rofkar said the Ottawa Regional Planning Commission met on August 16, 2022 to review the request to rezone the 1.408 acre parcel in Lot 2, Section 3 of Catawba Island Township. The parcel is located at 1676 NE Catawba Road and currently consists of a single family home.

The adjoining parcels to the north consist of single family homes and are zoned “R-1” Residential and “A” Residential- Low Density. The parcels to the east across the street is a subdivision consisting of manufactured homes and is zoned “C-2” General Commercial. The parcels to the west and south have single family homes on the properties and are zoned “A” Residential - Low Density.

At one time the parcel contained Lot 29 of Konker Subdivision and an acreage parcel. Lot 29 was vacated in 1996 and the two parcels were combined. The owner would like to have the ability to complete a lot split. Rezoning would allow both parcels to meet the minimum zoning requirements.

The current Land Use Plan identifies the area as “Medium Density Residential”; as such the rezoning request would be in line with the recommendation from the Land Use Plan.

William Rofkar said the Ottawa Regional Planning Commission voted to recommend approval of the rezoning request based on the Catawba Island Land Use Plan. He said the Catawba Island Zoning Commission met on August 24, 2022 to review the request and also voted to recommend approval.

Hanne Boger said the request is being made in order to meet the zoning requirement and she has no intention to open Hanne Street between Peachton and Konker. She said they do not want any more traffic than what is already in the area.

William Rofkar and Diane Belden agreed the request fit the area and the Land Use Plan.

Diane Belden made a motion to approve Case #157833 as requested to rezone the 1.408 acre parcel from “A” Residential Low Density to “R-1” Residential. William Rofkar seconded the motion. Diane Belden, aye; William Rofkar, aye. Motion carried.

Diane Belden made a motion to adjourn the meeting. William Rofkar seconded the motion.
