Text Amendments

Paul Patterson read each of the text amendments that are being proposed and were initiated by the Zoning Commission. They include issues concerning remodeling, tree houses, accessory structures, and portable vending equipment. He read definitions proposals concerning the terms accessory structures, portable vendor equipment, and remodeling/addition; supplemental regulations concerning accessory buildings; and zoning permit requirements concerning building footprints.

Mr. Patterson asked if there was any correspondence to consider concerning the text amendments. Mr. Wehenkel stated there was none.

Paul Shaw read the letter from the Ottawa Regional Planning Commission concerning their review of the proposed text amendments. The Planning Commission recommended the amendments be adopted.

Mr. Patterson asked for any comments from those in attendance. There were no comments. Mr. Patterson closed the public hearing.

After a brief discussion among the Commission members, Keith Fisher moved for adoption of the zoning text amendments as initiated. Larry Cline seconded the motion. The motion was passed unanimously.

Paul Shaw moved to approve the minutes of the Zoning Commission April 27, 2011 meeting. Patti Piacentino seconded the motion. The motion was passed unanimously.

Rich Zoyhorsh asked about the remodeling issue previously discussed. He stated he thought zoning permits were always required for a second story addition. Mr. Wehenkel responded that the practice may have been to require permits, but that this was not clearly stated in the zoning resolution. All of the text amendments discussed earlier resulted from issues that have arisen in the past five months. Now the previous practice is clearly written in the zoning resolution.

Patti Piacentino moved to adjourn the meeting. Larry Cline seconded the motion. The motion was passed unanimously and the meeting was adjourned at 7:50 p.m.
