Public Hearing

May 25, 2021

Trustee Matt Montowski called the Public Hearing to order on Tuesday, May 25, at 7:00 p.m. in the Community Hall located at 3307 NW Catawba Road.

In attendance were: Diane Belden, Matt Montowski, William Rofkar, Karen Shaw,
Quintin Smith, Mike Bassett, Debbi Bassett, Randy Riedmaier, and Jack DeVore

Matt Montowski introduced application #254999 a request initiated by Richard and Carol Hannon to rezone a parcel of land from “A” Residential Low Density to “R-1” Residential.

Matt Montowski said the Ottawa Regional Planning Commission met on April 20, 2021 and reviewed the request. The applicant is requesting to rezone a 2.78 acre parcel located in Section 3, Lot 9 of Catawba Island Township and the parcel is located at 3701 E. Catawba Road. The adjoining parcels are as follows: The parcel located to the north is wooded vacant land which is zoned “A” Residential Low Density. The parcels to the south are a single family subdivision zoned “R-3” Residential and vacant land zoned “A” Residential Low Density. To the east is Lake Erie and to the west across the street is a single family home zoned “A” Residential Low Density. The applicant would like to rezone the property in order to have a smaller lot width and lot size requirement in order to subdivide the parcel into two (2) parcels. The current Land Use Plan identifies this area to be appropriate for medium density residential as such the request meets the Land Use Plan.

Matt Montowski said the Ottawa Regional Planning Commission voted to recommend approval of the rezoning request based on the Catawba Island Land Use Plan.

Matt Montowski said the Catawba Island Zoning Commission met on April 28, 2021 to review the case and voted to approve recommendation of the request to the Trustees.

William Rofkar said he has never seen Trustees turn down a request to go from “A” to “R-1” Residential which is a typical residential lot in the township.

Matt Montowski said he believes the request is a modest change that meets the Land Use Plan.

William Rofkar made a motion to approve application #254999 as requested from “A” to “R-1”. Diane Belden seconded the motion. All voted aye. Motion carried.

Diane Belden made a motion to adjourn the meeting. William Rofkar seconded the motion. All voted aye. The meeting adjourned at 7:10 p.m.
