Zoning public hearing was held prior to the business meeting of the Catawba Island Township Trustees on October 12, 2004 in the conference room with all present; also Pat Cerny, Paul and Claudia Jaskulski.
Chairman Robert Schroeder opened the hearing by reviewing Application 7787 to rezone the property at 1838 Northwest Catawba Road owned by Homer Lengacher from Agricultural to R-1 filed by Paul and Claudia Jaskulski on approval of Ronal Mainous, Power of Attorney for Mr. Lengacher. Ottawa Regional Planning Commission and Zoning Commission both recommended the rezoning request.
Mr. Jaskulski stated they would like to split the lot and build another home on the empty parcel. This lot would be fifteen feet short in width so would need a variance.
A motion was made by Gary Mortus and seconded by William Rofkar to approve Application 7787 to rezone the property at 1838 Northwest Catawba Road from “A” to R-1 as requested by Paul and Claudia Jaskulski.
William Rofkar stated has problem with splitting the lot and not being the right size but that would have to go to the Board of Appeals. Not against the rezoning of the whole parcel.
The vote: Robert Schroeder-aye, William Rofkar-aye, Gary Mortus-aye.
A motion was made by William Rofkar and seconded by Gary Mortus to close the Zoning hearingj. All voted aye.
Others present for the business meeting were James Stouffer, Steve May, Tom Bohlander, Scott McClintock Reggie Langford and Gerri Ennomosor.
Robert Schroeder opened the meeting with the Pledge of Allegiance. A motion was made by William Rofkar to approve the minutes of the previous meeting as submitted and to be posted. Gary Mortus second and all voted aye. A motion was made by Gary Mortus and seconded by William Rofkar to pay the bills in the amount of $32,354.40. All voted aye.

Reggie Langford stated a representative from the Department of Agriculture have been all over Catawba Island and have found many trees with gypsy moth. Presented sketch showing gypsy moth and presented map showing the area (1298 acres) on the west side of Catawba Island showing gypsy moth. Presented another map showing approximately 2600 acres of open property which he feels should not be sprayed. Under State contract cost would be $22.48 per acre with total approximately $58,000.00 and gave the Board a State contract to be signed. Will try and break it down to the least expense.
Jim Stouffer introduced Tom Bohlander who is doing the next phase of the PUD and Scott McClintock an engineer acquired by Mr. Bohlander. Bring you up to date on the progress of the PUD.
Mr. Bohlander presented sketches of the Fairway Villas that will part of the CIC PUD. Eleven or twelve years age developed residences at LeMarin. Has EPMARK franchise for these residential homes at an affordable price of $179,000.00 to $249,000.00. Units are all one story and two car garage ranging from 1400 to 2400 square feet.
Scott McClintock stated has been involved with Epcon for about fourteen years so have very good experience with Epmark. Presented site plan of the original Planned Unit Development and explained the modifications.
A motion was made by Gary Mortus and seconded by William Rofkar to approve Phase 5 depending on the approval of the Ottawa County Engineer of the under pass for golf carts. All voted aye.
A motion was made by Gary Mortus and seconded by William Rofkar to approve Phase 6-A which includes forty-eight (48) units and the club house contingent on approval of the fire hydrants by the Fire Department. The vote: R. Schroeder-aye, W. Rofkar-aye, G. Mortus-aye.
Steve May stated garages are going to be built behind Units 7 & 8 and explained where that would be on the plan presented to the Board.
A motion was made by Gary Mortus and seconded by William Rofkar to approve the building of twelve (12) garages on Marine View Drive. All voted aye.
Trick ‘n Treat will be Sunday, October 31st from 5:00 to 7:00 p.m. with party following at the Community Hall given by the Fire Department.
Community Hall will be open for walking starting Monday, November 8th from 7:30 a.m. to 3:30 p.m.
