MINUTES OF THE CATAWBA ISLAND BOARD OF ZONING APPEALS

FEBRUARY 9, 2022

Chairman Bryan Baugh called the meeting to order at 6:00 p.m. The Pledge of Allegiance was recited. Board members in attendance included: Tim McKenna, Doug Blackburn, and Alternate Brian Caldwell. Todd Bickley, Zoning Inspector and Matt Montowski, Trustee was also in attendance.

Chairman Baugh read through the meeting process. He asked if there were any questions concerning the procedure to be used. There were no questions.

New Business

Case #254876 Joe & Lyne Walby

Todd Bickley read the case facts. The applicants previously received a variance to reduce the side yard setback (McCloy Road) from twenty-five feet (25’) to four feet (4’) and reduce the rear yard setback from thirty-five feet (35’) to thirteen feet (13’) for a two-story home on property located at 5608 E. Farrow Drive, also known as Lot 13 of Harbor Park Marinas, Inc. Plat 1 Subdivision. The approval included the condition that the porch would not be enclosed. The property is zoned “R-4”. The applicants are now proposing a one-story home and are requesting approval to increase the house from thirty feet (30’) plus six (6) foot porch to thirty-four feet (34’) with a two (2) foot offset. Steps would be kept four feet (4’) from the property line.

No board member had a conflict.

Joe Walby and Lyne Walby were sworn in by Chairman Baugh. Mr. Walby indicated that the front door would be off McCloy Road and the porch and steps were identified. There will be two (2) doors off the garage, which would be flush with the existing grade.

Mr. Bickley questioned if the Association approved the modification. Lyne Walby indicated that the modification stays within the original building envelop. However, they will check with the Association.

With no further comments and questions, Chairman Baugh closed discussion from the floor.

Tim McKenna made a motion to approve the modification to Case #254876 as presented by Joe & Lyne Walby. The motion was seconded by Brian Caldwell. Motion passed with all Board members voting in the affirmative. Chairman Baugh did not vote.

Approval of Minutes – January 12, 2022

The meeting minutes from the January 12, 2022 meeting was mailed to each member. Doug Blackburn moved to approve the January 12, 2022 meeting minutes. The motion was seconded Tim McKenna. Motion passed.

Other Business

Tim McKenna announced that he will be relocating to Sandusky and will resign from the Board at the end of March. The Board and Trustee Matt Montowski thanked Tim for his service to Catawba Island.

Adjournment

Tim McKenna moved to adjourn the meeting. The motion was seconded by Doug Blackburn. The meeting was adjourned at 6:17 p.m.
